THE SITE
The following would generally be included in a building inspection report:

REPORT DETAILS
We will list on the inspection report the following information:
- Your name.
- The address of the property to be inspected.
- Reason for the inspection.
- The date of inspection.
- The scope of the inspection.
- A list of any area or item that wasn’t inspected, the reasons why it wasn’t checked, and, if necessary, a recommendation for further investigation.
- A summary of the overall condition of the property (considering its age and type) and any significant faults found in the property.
- A list of any significant problems that need fixing.
- If necessary, a recommendation that a suitably accredited specialist carry out a further inspection or assessment (eg. Pest inspector, pest management, electrician, asbestos, plumber, gas plumber, structural engineer, geotechnical engineer, surveyor, or solicitor.

Yes, you are welcome to meet the building inspector on site near the end of the house inspection, i.e. about 45-60 minutes after the inspection appointment time as this gives us time to systematically inspect the structure and test items and systems on the property in accordance with AS4349.1. and or AS4349.3.
If you are available to meet on-site, our highly skilled Property Inspector will personally guide you through any adverse findings verbally, ensuring that each point raised is thoroughly clarified. Our aim is to provide you with a comprehensive understanding of the inspection results and address any concerns you may have. We recommend scheduling your attendance towards the end of the inspection to allow for a detailed discussion.

We will work with your agent to arrange a time that suits all parties. Provide your agents details through the online form or over the phone and we will get in contact with them. If you have already found a time that works with your agent, that’s fantastic, let us know and we will try to accommodate the given time.
Your Inspector will carry a ladder, torch, moisture meter and thermal sensor to your inspection. Please be aware that the moisture meter is only used when visual evidence of moisture is identified by your inspector. The same protocol is followed for the use of the thermal sensor, which is also only required when visual evidence of pest activity is identified.
