Leading Building Inspections
Pre-purchase building and timber pest inspections by independent, licensed and insured inspectors.
Buying a property is a big decision. A pre-purchase inspection gives you an independent assessment of the property’s visible condition on the day, in a plain-language report with photos, so you can make an informed decision before you commit.
Inspectors in the Leading network have completed more than 30,000 inspections.
Inspections are carried out by independently owned and operated licensees, some trading under their own business names. The scope, limitations and fee for your inspection are set out in the pre-inspection agreement you sign before the inspection.

OUR SERVICES
We cover all stages of your property journey at Leading Building Inspections – from construction and purchase to investment and maintenance.
Building & Timber Pest Inspections
A visual inspection of the readily accessible areas of the property to identify major defects and safety hazards and give an overall assessment of minor defects, to AS 4349.1-2007. Combine it with a timber pest inspection to AS 4349.3-2010, carried out by an inspector holding the pest licence required in your state.
Practical Completion (Handover) Inspections
Before you take handover, your inspector checks the visible finished work for incomplete items, defects and poor finish, and gives you a report to take to your builder. A PCI is independent advice for you. It is not a certificate of compliance or occupancy, which only your building surveyor or certifier can issue.
Dilapidation (Condition) Reports
A dilapidation report records the visible condition of a property at a point in time, usually before nearby construction or demolition starts. It gives you an independent, dated photographic record to compare against if damage is alleged later. It does not determine the cause of damage or who is liable.
New Build Stage Inspections
Independent inspections at key construction stages. Your inspector reports visible defects, workmanship issues and departures from the plans you provide, so you can raise them with your builder early. Stage inspections are advice for you. They do not replace the mandatory inspections carried out by your building surveyor or certifier.
Pool Safety Barrier Inspections
An inspection of your pool or spa safety barrier against the requirements that apply in your state. Requirements, and who is allowed to inspect and certify, differ between states. Where your state requires a licensed or accredited pool safety inspector or certifier, the inspection is carried out by a person holding that accreditation.

Detailed Reports You Can Rely On!
Inspectors in the Leading network inspect to Australian Standard AS 4349.1-2007 for building inspections and AS 4349.3-2010 for timber pest inspections. These standards set out what a pre-purchase inspection covers and how findings are reported.
A pre-purchase inspection is a visual, non-invasive inspection of the readily accessible areas of the property on the day. It is not a guarantee that a property is free of defects. It does not cover areas that can’t be safely accessed, concealed or obstructed items, or services such as electrical, plumbing and gas, which need a licensed tradesperson to assess. Where your inspector sees signs that need closer investigation, the report will say so and recommend the right specialist.
Your inspector may suggest local tradespeople. Any referral is your choice, and your inspector will tell you if they receive any payment or benefit from it.

What To Expect

Timely inspections
Most inspectors can inspect within one to two business days of booking, subject to access and availability. Your agreed inspection and report timing is confirmed in your pre-inspection agreement.

Clear reports
Reports open with a summary of significant findings, followed by detail and photos for each area inspected and any area that could not be inspected.

The right tools
Where conditions call for it, inspectors may use moisture meters, thermal imaging cameras and laser levels to help assess what they can see. These tools support a visual inspection. They do not see inside walls or make the inspection invasive.

Your fee in writing
Your inspector confirms the fee in writing before the inspection.
